WHAT DOES A REAL ESTATE APPRAISER DO?
Appraiser conducts inspections and provide an assessment to the client. Real estate includes tangible land and land-related appendages such as in-ground swimming pools, built-in pavilions, boat docks and outdoor kitchens. (MLS) Multiple Listing Services, local tax records, Google Maps and other online data services help assist valuers in the valuation process, this allows the appraiser to measure the outer area and determine what is contained in the total living area. Once he calculated the outside dimensions, he went into the property to measure the garage space and GLA on the second floor. An open foyer leading to the second floor and a stairwell with no storage space below are examples of vacant areas that the appraiser must exclude from the total GLA.
